Pet Friendly Apartments in Eau Claire and the local area
Are you looking for your next apartment and want to make sure you find a pet friendly apartment for your fur baby? Rooney Property Management has designed its pet policy to make it easy for our residents to find pet friendly apartments and make sure you don’t have to worry about whether or not they’re welcome. We love pets, and you’ll find the perfect apartment for rent with us.
Local restrictions and regulations for pet friendly apartments
While we have our own pet friendly apartment policies, don’t forget you’ll need to follow local ordinances with regards to number of pets allowed and annual licensing.
In Eau Claire, you may only have a maximum of three dogs and/or four cats within your home, up to a maximum of five total animals as of current city ordinance. More information on those policies and fees is available by clicking here.
Similar to Eau Claire, Menomonie allows a maximum of three dogs per household. For information on their pet policies, please visit their website.
Chippewa Falls is slightly more restrictive, and limits the total number of pets – even in a pet friendly apartment like Park West – to just three per household or apartment. Click here to access their current regulations and fee schedule.
Does Rooney Property Management require additional pet fees and pet deposit?
While we encourage pet ownership and work hard to create pet friendly apartments for our amazing tenants, we do require some additional fees in order to account for the incidental damage and cleaning required in lieu of an additional “pet rent” for our tenants. These fees are based on national averages and guidelines you would expect to see from any pet friendly apartment for rent.
There is a fee of $600 for the first year. This pet fee is non refundable. We do not have a weight limit for pets allowed.
Upon renewal, you’re eligible for a $300 renewal pet rent regardless of your initial pet deposit fee. This recurring pet fee is only paid once per year, and is not part of your monthly regular rent. No additional pet deposits are required.
At the end of your time living at Rooney Property Management, we require an additional charge from your security deposit for professional cleaning and repair, with no liability limit. As the owner, you’re responsible for any property damage repair, cleaning, deodorization, flea removal, and personal injury caused by your pets.
Some Rooney apartments use DNA tracking due to frequent defecation in common areas, and may have an additional pet fee for us to register your pet, as well as fines if your pet waste is found and identified after being sent in for testing.

Can I qualify for a service animal?
Yes, our pet friendly apartments do not require additional fees for registered service animals. If you are renting and have a service animal, please speak with our property managers so we may better assist you in finding pet friendly apartments for rent that waives the otherwise-required pet deposits.

Does Rooney Property Management have breed or weight restrictions in our pet friendly apartments?
Our rules regarding breed and weight are based in our pet fee structure. Large dog breeds will require a higher first year fee than cats or smaller breeds. Upon annual lease renewal, the fee for large dogs drops to the same as any other pet.
How many pets can I have in my Rooney apartment?
Although local guidelines provide for a maximum of three pets per residence, Rooney Property Management limits our tenants to two.
What rules does Rooney Property Management have regarding my pet?
Rooney Property Management has developed our rules and policies in line with other regional and national pet friendly apartment policies. Our rules (current to August 2023) are as follows:
- You agree that your pet will not disturb the rights or comforts of our other residents, both from inside your unit and in common areas.
- You agree to keep your pet on a leash and under your supervision at all times.
- You agree not to tie your pet to any fixed object or structure within the apartment neighborhood.
- You agree to do your best to avoid pet defecation on the general lawn areas and use dedicated dog parks and other pet areas. We understand accidents happen, and if this does occur on the lawn area you agree to immediately remove the waste.
- You agree to keep your pet housebroken.
- You agree that if your pet violates these rules that Rooney Property Management may request in writing that you remove your pet from the premises and you will comply, or at your option may begin eviction process.
We make occasional changes to our pet friendly policy and agree to notify you in writing if any changes are pending. It’s our goal to continue to make pet friendly rentals that meet the needs of all our residents.
